AI agent training for loan officers in retail banking in Australia

What loan officers at Australian retail banks need to learn to oversee AI agents: responsible lending, broker files, APRA CPS 230, ASIC, and a 90-day plan.

Australian banks that use agents in home and personal lending must train loan officers to test what the agent drafts against responsible lending duties. Agents can verify income, categorise expenses and draft serviceability assessments. Officers keep the "not unsuitable" judgement, declines, exceptions, hardship and settlement, and APRA's CPS 230 expects the bank to manage the operational risk of the agent itself.

What does a retail bank loan officer in Australia spend time on?

Home loans dominate. A large share arrive through mortgage brokers, so the officer, often called a credit assessor or lending specialist, receives a packaged file and must test it: income, living expenses, existing debts, the property and the borrower's stated purpose. Refinances, top-ups and investment property loans add variety, and offset and redraw features complicate the picture of what a borrower actually owes.

Personal loans and credit card limits sit alongside. So does hardship: borrowers who lose income or face illness ask for changes, and the officer must respond fairly and on time.

Throughout, the test is responsible lending. The bank must make reasonable inquiries about the borrower's requirements and situation, take reasonable steps to verify their finances, and conclude that the loan is not unsuitable.

Where can agents take on work?

Income and expense verification, depth 1. The agent reads payslips, tax records and three months of transactions and builds the income and expense picture. Transactions from the bank's own accounts are sealed; a payslip forwarded by a broker is declared until verified with the employer or payroll data.

Serviceability draft, depth 2. The agent applies the bank's serviceability model, including its buffer, and drafts the assessment and a recommendation. The officer decides.

Broker file checks, depth 2. The agent compares the broker's summary with the underlying documents and lists discrepancies, such as expenses declared lower than the transactions show.

Conditions and document requests, depth 3. For approved loans within the bank's bounds, the agent issues standard conditions and document requests to the broker.

Settlement and disbursement, depth 4. Held for a named officer.

What stays with the officer, and why?

The "not unsuitable" conclusion stays with a person. An agent can show that the numbers work; only an officer can weigh whether this borrower, with this purpose and these plans, should have this loan. So do declines, exceptions to policy, hardship decisions and settlement. See what loan officers should never let an AI agent do.

Brokers add a reason. A broker wants the loan approved, and a file can be packaged to look stronger than it is. An agent that flags the gap between declared and actual expenses is doing its job; the officer must be willing to act on it. That is the case made in why loan officers are the real control in an AI agent deployment, and it is also why AI agents will not replace loan officers.

What must officers learn?

  • How a governed agent decides. The agent's depth and the depth each action needs, the four verdicts, the minimum chain of five bounds, and provenance.
  • How to review a serviceability draft. Check the expense categories, the income treatment, the buffer and the reasons, not just the outcome.
  • How to handle broker pressure. Recognise when a request to approve a held file quickly is pressure, and decline it politely.
  • How to correct. Record why a draft was wrong so the bank can improve the agent's brief and sources; see teaching loan officers to bank corrections.
  • How certification works. The agent is certified on the bank's own past files; the certificate lapses after 90 days and a run that clears no depth drops it to depth 1 the same day.

Which Australian rules shape oversight?

APRA supervises banks and their prudential soundness. APRA CPS 230 on operational risk management requires banks to manage operational risks, maintain critical operations through disruption, and manage material service providers. An agent platform that supports lending is part of that picture: the bank should know who runs it, how it fails and what happens if it does.

ASIC regulates consumer credit and enforces responsible lending obligations: reasonable inquiries, reasonable verification and an assessment that the credit is not unsuitable. An agent can support each step, but the bank must be able to show a competent person made the assessment.

The Privacy Act 1988, overseen by the OAIC, governs personal information in lending files, including credit reporting information, which has its own rules. The government has published a voluntary AI safety standard; banks can use it as a reference, but it does not replace the binding rules above.

This is an explanation of the rules, not legal advice; confirm how they apply to you with counsel.

A 90-day plan

Days Officers Agent Evidence
1 to 30 Foundations, about 4 hours; readiness assessment Verification at depth 1 Completion and gap report
31 to 60 Operator modules on human review, teaching the agent, when something goes wrong Serviceability drafts and broker checks at depth 2 Override reasons; weekly review of broker discrepancies
61 to 90 Operator exam (32 of 40 questions to pass) and two-week practicum Conditions considered for depth 3 Certificates; approval rights limited to certified officers

Copy this into the training plan template for loan officers. How the officer relates to model owners and builders is in AI agent skills by role.

Where the Academy fits

Pryme Intelligence Academy sets Operator module tests in retail banking and in the loan officer's role, so officers practise on broker-packaged home loan files. The certificate is valid for 12 months, and a bank can adopt the practice of making approval rights depend on a current certificate. Anyone can check a certificate at source through VerifyDoc.ai.

Questions people ask

Can an agent make the "not unsuitable" assessment?

It can draft one with the evidence. The conclusion should be a trained officer's, because the bank must show a person weighed the borrower's requirements and situation.

Should brokers be trained?

Brokers benefit from Foundations, which explains why files are held. Approval rights stay with the bank's certified officers.

What does CPS 230 mean for a lending agent?

It means treating the agent and its provider as part of the bank's operational risk: knowing how the lending process continues if the agent is unavailable, and managing the provider as a service provider.
